Pre-purchase Inspection

InspectExpert's inspections cover all major systems including the roof, exterior, structure, interior, plumbing, heating, cooling and electrical.  Lot grading, basement dampness, insulation and ventilation are also investigated.

As a buyer, we encourage you to attend the inspection.  It represents an excellent opportunity for you to familiarize yourself with the property's technical features.  More than this, it represents an expert and unbiased assessment of the house itself - all you really need to know about all the things you're least apt to be familiar with.

Our inspections are like individual home seminars. We spend between two and four hours with you in an interactive process during which you learn the status of the  structural and mechanical components of your new home.

Our comprehensive report will distinguish between items that need to be repaired or replaced, areas that may need routine maintenance, and components that may be suspect at the time of the inspection.

InspectExpert can make difficult decisions that much simpler.  For your modest investment, the yield is high - the information you need, and your lasting peace of mind.

Appraisers can also utilize the results of a Home Inspection to gain useful knowledge and aid in getting a better overall understanding of the property.

Pre-list Inspection

Although inspecting homes for potential purchasers makes up the bulk of our business, InspectExpert will inspect the home for the seller (Pre-listing Inspection) to aid them in a better understanding of what needs to be done before placing their home on the market.

InspectExpert will address any problems the home may have, and help you save money by showing you how to make only the necessary repairs, and in the most cost effective manner.

This greatly reduces unexpected surprises during the selling process.

Pre-Delivery Inspection

Think there couldn't be anything wrong with a brand new house because it's already passed the constructors' or municipal inspection?  Think again!  Smart home buyers can have InspectExpert look the property over before they sign on the dotted line. We'll look at the house from top to bottom, inside and out and present our findings in a detailed report. Another reason to have a New Construction Inspection is to receive helpful home maintenance and cost-saving techniques regarding various systems throughout the home. Think of it as homeowners 101. Learning how to apply these techniques is important and can help minimize future problems or costly repairs.

Warranty Inspection

Traditionally most builders offer a new construction warranty which covers many aspects of repair and replacement throughout the house. Now more than ever, smart homeowners of new construction properties are taking advantage of having InspectExpert assist in discovering unforeseen pitfalls affecting their home. We understand it is typical for various items within your home to change over a few year’s time. Whether it be structural, mechanical or cosmetic . . . these issues commonly develop within a recently built home.

InspectExpert will work with you to determine whether any of these warranted issues have developed. In turn, a comprehensive, easy-to-read report detailing our findings is prepared for you to provide to your builder before the end of the warranty period. It is then typically the builder’s responsibility to ensure that the items needing remedy will be dealt with appropriately.

When you consider the investment you have made in your new home, a professional home inspection is a relatively inexpensive safeguard. We believe your investment in a Warranty Inspection will prove to be of significant value. Be a smart homeowner - get the facts and secure the “peace of mind” you deserve!
