Commercial Inspections

Commercial building inspections, or property condition assessments (PCA), are a visual examination of the physical structure and major systems of a building used for commercial purposes. Commercial purposes include, but are not limited to::

  • multi family housing (Residential Standards do not apply to buildings containing more than 5 units)

  • office buildings

  • warehouses

  • restaurants

  • hotels and motels

  • stores and strip malls

  • shopping malls and retail space

  • manufacturing/processing plants

Commercial building inspections are conducted under the protocols prescribed for property condition assessments in
ASTM standard 2018-01 and include, but are not limited to, the:

  • structure including visible areas of the foundations

  • electrical system

  • heating system

  • air-conditioning system

  • plumbing system and fixtures

  • roof system (including flashings, drainage and chimneys)

  • interior components (concentrating on non-cosmetic features)

  •  exterior wall components, including doors, windows and signage

  • site components, including parking lot, walkways, driveways and retaining walls
