Commercial Inspections
Commercial building inspections, or
property condition assessments (PCA), are a visual examination
of the physical structure and major systems of a building used
for commercial purposes. Commercial purposes include,
but are not limited to::

multi
family housing (Residential Standards do not apply to
buildings containing more than 5 units)
-
office
buildings
-
warehouses
-
restaurants
-
hotels and motels
-
stores
and strip malls
-
shopping malls and retail
space
-
manufacturing/processing
plants
Commercial building inspections are conducted under the
protocols prescribed for property condition assessments in
ASTM standard 2018-01
and include, but are not limited to, the:
-
structure including visible areas of the foundations
-
electrical system
-
heating system
-
air-conditioning system
-
plumbing system and fixtures
-
roof system (including flashings, drainage and chimneys)
-
interior components (concentrating on non-cosmetic features)
-
exterior
wall components, including doors, windows and signage
-
site components, including parking lot, walkways, driveways
and retaining walls
